Re-Roofing FAQs

Q: Do I need to tell my insurance company?
A: Yes. House and contents insurance policies vary, and it is always best that your insurer is aware. DRS maintain a Contract Works policy for the roof work which covers our construction-related activities, however this excludes the rest of the existing home and the contents which will normally be covered by your insurer.
Q: Do we need to worry about the weather? what if it rains overnight?
A: We will plan your project carefully and make allowance for weather. The roof will be made fully weathertight daily when we leave site.
Q: Can I get a new roof in Winter?
A: Yes, Winter mornings can be frosty, but there is generally less rain and the days are more settled. All year round, we plan work to accommodate the expected weather.
Q: Will roofing interfere with my Sky TV or satellite dish.
A: Yes, roofing (and scaffolding) can interfere with your satellite or Sky reception. In fact, the roof isn’t really the best place for a dish, and sometimes the attachment can lead to leaks unrelated to the roofing system. Securing the dish to an external wall or barge-board is a much better idea. Considering it will need to be moved to access the roof, we strongly recommend contacting your provider or a technician to relocate it before we start. Our roofers are not technicians, so we steer clear of adjusting and moving satellite dishes.
Q: Do I have to move out during reroofing? What about my pets?
No there is usually no need to move out. But you do need to consider the comfort and safety of the household.

  • Our work can be quite noisy during the day. If you enjoy peace and quiet during the daytime, then it might be a good idea consider an alternative location during the hours we are on the roof.
  • Like any work site, ours has hazards like vehicles, tools, people and scaffold. We manage our safety carefully, but unexpected visitors can expose themselves to risk. Children need to be closely supervised and kept well clear of where we work to avoid accidents.
  • Like us, cats and dogs can find the noise and activity disconcerting. Cats generally avoid us, however curious animals can be a hazard to themselves. You may want to consider keeping them inside, or an alternative arrangement during working hours- for the comfort and safety for your pets.
  • If asbestos roofing is being handled, we will discuss specific safety requirements with you directly. Although there is no requirement to move out, you might consider it convenient.
Q: Do you need to be able to get inside my house while you are working?
Not usually. If we are working on a skylight or something which needs us to enter, we will talk to you.
We do need access to power, which can be provided using an extension lead if there isn’t an external power point.
We really appreciate access to a toilet because it means we can spend more time working and less travelling to one, or the added cost of a port-a-loo. We also understand that you might prefer to keep your bathroom private, so we will be sure to ask before the job begins.
Q: What happens to the old, removed roofing material?
A: Where we can, we remove metal roofing and flashings and recycle them. If you would like to keep old materials we remove, then just let us know and we will stack them for you as they are removed. Roofing tiles and non-recyclable materials are usually disposed of using skips. Our quote will include your disposal options and cost.
Q: Can I use the scaffold to paint while you are not on it?
A: Usually our scaffold won’t be suitable for painting, as it will be designed to access the roof. If you want to be able to paint using the scaffold, we can have it set up to accommodate you. Just ask us, and we will provide for painting scaffold in your quotation and discuss the health and safety requirements with you.
Q: Do I pay extra scaffold hire if the roof takes longer than expected?
A: We plan carefully to try and try and ensure that doesn’t happen.
If there is an unforeseeable reason for the scaffold to be up longer, we’ll talk to you about it. It might include changes made to your plans after the scaffold is erected, related to a tenant or for another trade (like a builder or painter), or you may need to make a variation to the scope of work for an unforeseen discovery (like asbestos or a building repair.)
Whatever happens, we will talk to you about it before changes or charges are made. If there is a hold up on the job which is our fault, we will cover the cost if it requires extended scaffold hire.
Q: When do I pay you?

A: We usually do not require a deposit prior to the job unless there are custom products required. If a deposit is needed, we will let you know when we quote.
You will normally receive 2 invoices:

  1. The first invoice will be provided after we erect the scaffold and deliver the materials. It is usually about 70% of the total job cost.
  2. The second and usually final invoice is provided when we remove scaffold upon completion of the roofing, and it will he balance owing including any agreed variations.

Each is due 7 days from the date of invoice. 

Q: What warranties do you offer?

You can read our workmanship warranty terms here; and see the range of product warranty terms here. Roofing system product warranties generally range from 15-25 years.
Our workmanship warranty will extend 5 years from the date of completion, and it’s worth remembering that we’ve been doing this for over 30 years- we’re not going anywhere!

Q: What colours are available?

A: You can see colour options here. Bear in mind that some suppliers have restrictions on certain colours which can affect the cost or availability. We can advise you about which.
We STRONGLY recommend that you take some time to see finished roofs in the colours you are considering. We would be very happy to tell you where you can view finished roofs in your selected colour and style.

Q: I can see colours listed on the Colorcote or Coloursteel website or Colour swatch but have been informed it is not available?
A: Some colours are made to order or have minimum order quantities which affect the availability and can make them cost prohibitive. If you talk to us, we can advise you about which.
What happens after I accept the quote?

When you accept our quote, we will contact you to schedule your project.
Once a date is agreed, the general process will be something like this:
Disclaimer: The below is an average time frame for an average roof. Roofs differing significantly in size, scope, complexity and access would mean much longer time frames.

Step 1: Confirm date of installation with you by email. The date is worked out around our current workload and other factors including when is the most suitable time for you or the tenants.

Step 2: Power lines wrapped (If applicable). Approx. 1 day to 1 week prior to scaffold erection The power lines are wrapped by an electrician prior to any work commencing. This is to avoid electrocution to workers whilst work is being carried out on site. This is required by Law. In some instances more than one line must be wrapped. Our cost for the power wrap is noted on our quotation (Typically $450.00 + GST).

Step 3: Scaffold erected. Usually 1 to 2 days for average size homes .

Step 4: Job measured, materials ordered and delivered to site 1-5 days. Most times we have pre-measured and ordered so the materials will be delivered immediately after scaffold erection but sometimes we must have the scaffold erected for the measure to be undertaken in this instance materials will be delivered to site 4-5 days after scaffold erection. Materials are delivered and stacked on site by hiab or hand. We clear the area to store materials with you prior and make sure it is not blocking entrance ways or driveways.

Step 5: Invoice 1 sent. This is sent after we erect the scaffold and deliver the materials this is approx. 70 percent of the total job cost and is a 7 day invoice. 

Step 6: Re-roof and other works under-taken. The length of this depends entirely on the size, shape and complexity of the house. Some simple roofs are sheeted in within 1 day whilst complex tile re-roofs can take 2 weeks to install. Other factors to influence this time frame is weather and the rare event of a roofer calling in sick(maybe not include) Approx. to 1-14 days with an average of 5 days

Step 7: Flashings measured and ordered. Flashings are the finishing touches and some flashings are measured on site specifically to fit where the roof sheets terminate, which means all roof sheets must be installed prior to these flashings being measured. The lead time is approx. 3-5 days for these flashings to be manufactured. It is not unusual for no work to be happening on site whilst we wait for these to be manufactured.

Step 8: Flashings installed. This is the finishing touch on the roof and on an average size house takes approx. 2 days (more for complex and large houses)

Step 9: Roofers QA. The foreman roofer is responsible for a formalised quality assurance check on site with our QA app which is then submitted to the production manager 1 hour

Step 10: Site cleaned. The roofers clean up behind themselves each day usually stacking the old iron on site in one area for our clean up person to come and collect in one go for recycling. On the final day all small debris and rubbish should be completely cleaned from site. 1 day

Step 11: Job inspected. The production manager will inspect the job and the clean up and have any issues attended to. The production manager is completing the formalised QA procedure again.

Step 12: Scaffold removed. The scaffold generally takes 1 to 2 days to dismantle and remove from site

Step 13: Final invoice sent. The remainder of the job is then invoiced and any variations charged at this time if applicable.

Step 14: Warranties applied for. Manufacturer warranties can be applied for at the completion of the project and take on average 1 to 2 weeks to be issued dependant on the manufacturers workload.

Step 15: Warranties issued. We often drop these in in person or if requested we email them.

We generally allow 1 month of scaffold hire to allow for inclement weather and other factors and we generally like to complete re-roofs within a 2-3 week lead time from scaffold erection to dismantling.
